How Property Affordability Is Estimated
Property affordability depends on more than just income. A buyer's existing financial commitments, expected interest rate, loan tenure and available down payment can all affect the amount that may be practical to finance.
This calculator first estimates an indicative monthly EMI capacity using a planning assumption for total debt obligations. Existing monthly obligations are then considered before estimating the loan amount.
The estimated loan amount is combined with the selected down payment percentage to derive an indicative total property value. Changing the assumptions can therefore produce significantly different results.
Actual affordability can vary between borrowers and lenders. Income documentation, credit history, lender policies, property characteristics and other financial commitments can affect the final eligibility and loan terms.
Affordability Estimate
Maximum debt capacity is estimated using a 50% income assumption, after which existing monthly obligations are deducted.
Factors to Consider Before Buying a Property
Monthly Income
Your stable monthly income is a key input when estimating a sustainable housing payment.
Existing Obligations
Current EMIs and other recurring obligations can reduce the amount available for a new home loan.
Down Payment
A larger upfront contribution reduces the portion of the property value that needs financing.
Interest Rate
Changes in the assumed loan rate can materially affect the amount that can be financed.
