About Commercial Projects, Offices & Retail
Commercial property is bought on income, not on emotion. The three numbers that matter are the rent a similar unit in that micro-market actually earns, the price you pay for it, and how long the unit stays empty between tenants. Everything else on a commercial brochure is decoration.
Most of what we screen is IT-adjacent office space, high-street retail and small office-home-office units in growth corridors, because that is where the tenant pool is deep enough to keep the unit leased. A shopping centre with a single anchor tenant is a different risk from a high-street shop with a hundred possible tenants.
This page is deliberately strict about leases: a project sold on a guaranteed-rent scheme is shown as one, because the guarantee is a contract with the developer and it expires. We will walk you through the lease structure, the exit terms and the maintenance charge before you sign, not after.
Questions buyers ask before booking
What rental yield should I expect?
Prime-city offices and high-street retail typically rent for around six to nine per cent of the purchase price a year, before tax and maintenance. Anything promising materially more is usually a lease guarantee funded by the developer, not a market rent.
Is commercial property good for rental income?
Yes, with a longer lease and a bigger gap between tenants than a home. Commercial rent is contractual and escalates every year, but vacancy costs you more because you still carry the maintenance charge on an empty unit.
What tax applies when I buy or rent it out?
Stamp duty on commercial purchases is usually higher than on residential, goods and services tax applies to an under-construction unit, and rent earned is taxable income with a deduction for maintenance and interest. A completed unit from a developer who has held it for five years is generally sold without goods and services tax.
Can I get a home loan for a commercial unit?
No — commercial property is funded by a separate loan class, with a shorter tenure and a slightly higher rate. Loan-to-value is usually around sixty to seventy per cent of the assessed value, so plan a larger down payment.
Should I buy space for my own office or lease it?
Buy when you have outgrown three leases in the same corridor and your headcount is not going to shrink; lease when your footprint may change. Owning converts rent into an asset but makes it harder to move, which is the real cost for a growing company.
