About Plots & Land for Sale
A plot is the only property where you own the land, so it is also the only one where the paperwork decides the investment. Every scheme on this page is checked for RERA plot registration, layout approval from the development authority, and whether the land is freehold or leasehold before it is listed.
Sizes are given in square feet and, where the local market uses them, in gaj, marla or acre — because a 5,000 sq ft plot in Sonipat and a 500 sq yd plot in Pune are the same purchase described in two languages. Use the land converter if you need the units to line up before you compare.
Plots appreciate fastest where infrastructure is already funded rather than announced, so each listing names the highway, metro line or industrial corridor it sits against, and how far the plot is from it in kilometres. That single distance moves the resale price more than the amenity list does.
Questions buyers ask before booking
Is it safer to buy a plotted development or standalone land?
A RERA-registered plotted development is safer for most buyers: the layout is approved, the roads and utilities are the developer's obligation, and you get an undivided share in the common land. Standalone survey land needs its own title search, zoning check and conversion order.
What documents should I check before paying?
The title chain for at least 30 years, the layout sanction from the development authority, the RERA registration number, the patta or land-revenue record, and the conversion order if the land was agricultural. We arrange the paper check with you before any booking amount.
Can I build on the plot immediately?
Usually once the plot is handed over and the layout permits it, but the floor-area index, the setbacks and the use zone decide what you can build. We share the building-line information for the specific scheme before you commit.
Do banks give a loan on a plot?
Most lenders fund a plot purchase when the layout is approved and the title is clear, but the loan-to-value is lower than a home and the rate is usually a little higher. A construction loan can be structured with the same sanction.
What is the minimum ticket size here?
Plot schemes start well below the apartment band for the same district, which is why they are the common first entry into a growth corridor. The listing card shows the starting price for the smallest available plot.
